Tree Frog Hotels LLC was formed in 2023 for the express purpose of developing and owning new franchise hotels.
We have extensive experience sucessfully developing real estate portfolios with family office and institutional investors in both the US and Canada. Our current targets markets include the southeastern US and the Canadian provinces of Alberta and Ontario.
Our offices in St. Petersburg, Florida and Ottawa, Ontario, give us the homefield advantage in both countries.
We take a holistic approach to every hotel we develop, and systematically plan and execute based on years of experience.

Our leadership team personally manages the hotel development process from concept to completion. We work with the flag, brand, and strategic partners to plan and execute every property.
Our strategic partners include industry-leading professionals in architecture, engineering, interior design, construction, technology, and best-in-class franchise hotel management, approved by each flag, to oversee daily operations.
We function as an integrated team with a singular goal – to deliver great properties that perform.

Dave Wallace
Dave Wallace is a visionary developer, builder, and C-suite executive with 35 years of North American industry experience. His career includes 15 years as COO in the family offices in the US and Canada, managing a $5 billion development pipeline and delivering $500 million in new assets annually.
Dave has developed master plan communities, more than 4 million square feet of hospitality, industrial, and office space, and 20,000+ residential units. He is an experienced multifamily and production builder, licensed as a GC in Florida and a GC and civil engineering contractor in California.
