We work with family offices and institutional investors to create value by building and owning new hotels across North America. We finance, acquire and develop land, construct, and own & operate.

Our goal is build and own new hotels that consistently generate strong net operating income, capital appreciation, and tax advantages.

Current target markets are the southeastern US, and the provinces of Alberta and Ontario, Canada.

As we consider each location, market, and asset class, we bring team members together to envision, plan, and execute.

Land Joint Ventures

Our innovative land JV program allows us to collaborate with sellers who wish to sell their land and retain an interest in the new hotel developed on their site. 

We share in the front-end diligence cost of determining viability of their site for hotel development. If feasible, we will enter into a partnership agreement to acquire the land at fair market value and partner with the seller to develop.

WHY EXTENDED-STAY

The fastest-growing asset class in the hospitality sector is extended-stay – hands down.  Forecasted growth in this market is 11.8% 2023-2033.

Economic drivers for this explosive growth are the $1.5 trillion US governmental investment in infrastructure and housing supply options for a super-heated rental market in the US and a looming housing shortfall in Canada.

The extended-stay model’s efficient land use, simple construction, and lean operating model, maximize gross operating profits and ROI.

Currently, there is a massive flag and institutional demand for new extended-stay properties in both the US and Canada.

DEVELOPMENT SERVICES

In cases where our interests align, we are amenable to managing and developing as a fee service. In addition, as licensed CDC in Florida and civil engineering, and general contractors in California, we can self-perform if required.

With the support of our partner flags, we can devise a plan which will maximize the best use case for a property – be it through extended-stay, traditional hotel, or a conversion/PIP.
